no credit? no problem!
Every individual lender has credit score requirements, some are just higher than others. Generally, the property is used to back the loan and ultimately qualifies you for the approval you are looking for. Regardless of your credit score, there are funding solutions available for all. You do need to provide proof of liquidity for any loan, and I recommend having at least $25,000 in available funds in accounts in your name or business.

As long as the numbers make sense and a joint venture is established, Davis Financial Connections can offer 100% funding for purchase, rehab, and closing costs up to 70% of the ARV. Whether you’re a new or experienced investor, we have various funding solutions available for nonowner occupied real estate investments.

We take the guesswork out of those tricky situations where you are not sure enough about a potential investment property. This service is available for about 95% of all residential investment properties nationwide.
joint venture
Davis Financial Connections provides creative funding solutions, to help investors achieve their real estate investing goals. Our primary focus is to partner with contractors and investors and provide them with up to a 100% funding for their real estate investment needs. 100% of purchase price, 100% of rehab costs, and usually closing costs included in the loan provided it meets the 70% LTV threshold. The upfront costs for application fees, appraisals, and the initial expense of the rehab is your out-of-pocket responsibility. The profits of the sale are then split between us at a mutually agreed percentage.
quick closings
Generally, lenders are committed to closing all loans in an expedient manner. Some lenders take about 14 days to close after we receive all required documentation. This is generally the borrower delay, receiving all documentation can take three to four weeks. Aim for 45 – 60 days whenever you can. There are lenders who can close super fast, and if that is a priority, we start there, knowing there is generally higher costs associated with that speed.
